Here's what the numbers actually look like right now for Niagara.
August was a strange month, and two major storms that brought flooding across the region played a real role in that. A lot of sellers pushed back their plans to list, and that shows up clearly in the data. Even with that disruption, prices held their ground and the sales to listings ratio actually improved month over month.

- Composite benchmark price: $569,800, down 6.2 percent from August 2025 and down 0.4 percent from July 2026
- Homes sold: 498, compared to 545 in August 2025
- New listings: 1,152, down 18.6 percent year over year and down 22.5 percent from July
- Average days on market: 45, down 6.3 percent from August 2025
- Sales to listings ratio: 43.2 percent, up from 40.3 percent in July

The Bigger Picture
The Bank of Canada held its overnight rate steady on September 2nd, the seventh straight month without a change. That kind of stability gives both buyers and sellers a clear, consistent picture of what borrowing looks like right now, which is worth something after the last few years of shifting rates. Regional weather events and localized trends are affecting inventory differently across Niagara's municipalities right now, which is exactly why connecting with a local REALTORĀ® matters more than reading the headline numbers alone.
What This Means If You're Buying
Prices are essentially flat month over month and down from last year, and the sales to listings ratio, while improving, still leans in favor of buyers overall. You have room to be selective and negotiate, particularly in communities where new listings dropped the most.
What This Means If You're Selling
Fewer new listings hit the market in August, partly because of the storms, which means less competition for the homes that are ready to go right now. If your home is priced right and shows well, this is a reasonable window to be active rather than waiting for spring.
