Niagara Real Estate Market Update: September 2026

Here's what the numbers actually look like right now for Niagara.

Last month, I mentioned that a lot of sellers pushed back their plans after the summer storms. September is when many of them came back. New listings jumped more than 27 percent from August, while the number of homes sold stayed almost exactly the same. Prices barely moved.

In plain terms, buyers suddenly had a lot more to choose from, and sellers had a lot more competition.

What Stood Out

St. Catharines had the biggest swing. New listings rose from 254 in August to 351 in September, an increase of about 38 percent, while sales slipped from 117 to 100. That gives St. Catharines buyers more choice than they have had in a while.

Grimsby stayed the quickest market in the region. Homes there sold in 33 days on average, the fastest of any Niagara community.

Niagara Falls and Pelham picked up. Niagara Falls sales were up about 26 percent and Pelham sales were up 50 percent compared to last September.

Fort Erie slowed down. Homes took 72 days to sell on average, up from 56 in August.

The Bigger Picture

The Bank of Canada held its overnight rate steady on September 2nd, the seventh straight hold. The next decision is on October 28th. Steady rates and steady prices give everyone a predictable baseline heading into the fall, and the return of the delayed listings is mostly a normal shift from summer into fall, with the storms adding to it.

What This Means If You're Buying

You have noticeably more to choose from than you did a month ago. With more homes on the market and prices holding flat, you have room to compare, take your time, and negotiate, especially in communities like St. Catharines, Welland, and Lincoln where new listings jumped the most.

What This Means If You're Selling

You have more company now. When there are roughly three new listings for every sale, buyers can afford to be picky, and the homes that win are the ones priced right from day one and ready to show. If you are planning to list this fall, pricing and preparation matter more than they did in the spring.
